Baltic Horizon Fond müüb Meraki Business Home büroohoone Vilniuses, Leedus

Baltic Horizon Fond teatas hiljuti struktureeritud protsessist, mille eesmärk on võõrandada teatud kinnisvara, mille puhul fond ei näe lühiajaliselt olulisi võimalusi edasiseks väärtuse optimeerimiseks.

Täna allkirjastas Vilniuses asuva Meraki Business Home omanik BH Meraki UAB, Baltic Horizon Fondi SPV, kinnisvara ostu-müügilepingu Groa Capitali poolt valitsetava fondi Groa Real Estate Opportunity Fund UAB-ga, et müüa Vilniuses, Leedus asuv kinnisvara Meraki Business Home.

Meraki büroohoone arendus algas 2019. aastal ja esimene torn valmis 2022. aasta augustis. Projekt hõlmas teise torni ehitust, mis ei ole tänaseks realiseerunud. Arendust mõjutas nii COVID-19 kui ka kõrge inflatsioonitase.

„Hoolimata keerulistest tingimustest oleme suutnud saavutada hoone ligi 90%-lise täitumuse taseme. Täna on Meraki jätkuvalt üks piirkonna kaasaegsemaid hooneid, mida kinnitab ka BREEAM Excellent New Construction sertifikaat,“ kommenteeris fondijuht Tarmo Karotam.

„Meil on hea meel Meraki büroohoone ostu üle, sest omandamine võimaldab Groa Capitalil veelgi kasvatada oma kvaliteetsete büroohoonete portfelli. Usume, et see annab Groa Capitalile ka atraktiivse võimaluse ehitada teine Meraki torn umbes 8500 m2 suuruses,“ kommenteeris Groa Capitali tegevjuht Nerijus Dagilis. „Alustame läbirääkimisi potentsiaalsete üürnikega kohe pärast tehingu sõlmimist,“ lisas Gora Capitali tegevjuht Nerijus Dagilis.

Vara müügihind on ligikaudu 16 miljonit eurot, mis on lähedane viimasele hindamisele. Tehingust vabastatud vahendid kasutatakse Baltic Horizon Fondi võlakirjade lunastamiseks 3 miljoni euro väärtuses ja Bigbankilt võetud laenu tagasimaksmiseks.

„Baltic Horizon Fond on vähendamas oma finantsvõimendust ning alates 2021. aastast on samuti vähendatud oma allokatsiooni B-klassi büroosegmendis. Tehingust vabanevate vahendite abil vähendab fond oma laene ja suurendab likviidsust oma edasiseks tegevuseks,“ lisas fondijuht Tarmo Karotam.

Tehingu lõpuleviimine peaks toimuma 2025. aasta märtsi keskpaigaks.

Baltic Horizon Fund to sell Meraki Business Home in Vilnius, Lithuania

Baltic Horizon Fund recently announced a structured process with the intention to dispose certain real estate assets, where the Fund does not see significant short-term opportunities for further value optimization.

Today, the owner of Meraki Business Home in Vilnius, BH Meraki UAB, an SPV of Baltic Horizon Fund, signed a real estate sale and purchase agreement with Groa Real Estate Opportunity Fund UAB, a fund managed by Groa Capital to sell Meraki Business Home in Vilnius, Lithuania.

The Meraki office building development commenced in 2019, and the first tower was completed in August 2022. The project included a second tower that has not been realized. The development was affected by COVID-19 as well as the high inflation rate levels.

"Despite difficult conditions, we have been able to achieve a close to 90% occupancy level for the property. Today, Meraki remains as one of the most modern buildings in the area, which is also confirmed by its BREEAM Excellent New Construction certification,” commented Fund manager Tarmo Karotam.

“We are pleased with the purchase of the Meraki office building as this acquisition will enable Groa Capital to further grow our portfolio of quality office buildings. We believe that this also presents an attractive opportunity for Groa Capital to build the second Meraki tower with around 8500 m2,” commented Nerijus Dagilis, CEO of Groa Capital. “We will start discussions with potential tenants immediately upon the closing of the transaction,” further added CEO of Groa Capital Nerijus Dagilis.

The sales price of the asset is approximately EUR 16 million, which is close to the latest valuation. The proceeds of the transaction will be used to redeem EUR 3 million of Baltic Horizon Fund bonds and repay the loan from Bigbank.

"Baltic Horizon Fund is in the process of deleveraging and has been decreasing its allocation in the B-class office segment since 2021. With the proceeds, the Fund plans to reduce its debt level and increase liquidity for its operations,” added fund manager Tarmo Karotam.

Closing of the transaction is expected to take place by mid March 2025.
