EfTEN United Property Fund’i osaku puhasväärtus kasvas septembris 0,5% ja oli kuu lõpus 11,65 eurot

EfTEN United Property Fund teenis septembris puhaskasumit 152 tuhat eurot ning 2026. aasta esimese üheksa kuuga 777 tuhat eurot (eelmisel aastal samal ajal 2 105 tuhat eurot). Fondi osaku puhasväärtus (NAV) oli septembri lõpus 11,65 eurot, kasvades kuuga 0,5%.
Septembris olid fondi kõik investeeringud kasumlikud. Suurima kasumi (81 350 eurot) teenis fond investeeringult usaldusfondi EfTEN Real Estate Fund 5. Usaldusfondi finantstulemusi veavad investeeringud kahte kaubanduskeskusesse – Kristiine kaubanduskeskus Tallinnas ning UNA kaubanduspark Vilniuses. Septembri lõpus oli mõlema keskuse täituvus 100%.
Fondi 80%-lise osalusega arendusettevõttes Invego Uus-Järveküla OÜ ei sõlmitud septembris uusi müügilepinguid. Arendusprojektis on veel müümata kolm ridamaja osa ja kaks kinnistut. Uus-Järveküla arendusprojekti laiendusele (Uus-Järveküla 2 OÜ), kuhu on plaanis rajada 22 paarismaja osa, kinnitati septembris detailplaneering. Järgmisena on plaanis alustada projekteerimistöödega ning ehitustööd peaksid elurajooni laienduses algama järgmise aasta esimesel poolel.
Septembris laekus EfTEN United Property Fund’ile 72 tuhat eurot seoses EfTEN Kinnisvarafond II AS-i aktsiakapitali vähendamisega. Oktoobris laekuvad fondile tulu- ja omakapitali väljamaksed investeeringutelt usaldusfondidesse EfTEN Real Estate Fund 5, EfTEN Special Opportunities Fund ning EfTEN Residential Fund. Seejärel teatab fond selle aasta teise väljamakse suuruse ning kuupäeva.

Net asset value of the EfTEN United Property Fund unit increased by 0.5% to 11.65 euros in September
Message
In September, EfTEN United Property Fund earned a net profit of 152 thousand euros, and 777 thousand euros over the first nine months of 2026 (2,105 thousand euros in the same period last year). The net asset value (NAV) of the fund unit was 11.65 euros at the end of September, increasing by 0.5% over the month.
In September, all of the fund’s investments were profitable. The fund earned the largest profit (81,350 euros) from its investment in EfTEN Real Estate Fund 5. The financial results of the fund are driven by its investments in two retail centres – Kristiine shopping centre in Tallinn and UNA retail park in Vilnius. At the end of September, the occupancy of both centres was 100%.
No new sales agreements were signed in September at Invego Uus-Järveküla OÜ, the development company in which the fund holds an 80% stake. Three terraced house units and two land plots remain unsold in the development project. In September, the detailed spatial plan was approved for the expansion of the Uus-Järveküla development project (Uus-Järveküla 2 OÜ), where 22 semi-detached house units are planned. The next step is to begin design work, and construction of the residential district expansion is planned in the first half of next year.
In September, EfTEN United Property Fund received 72 thousand euros from the share capital reduction of EfTEN Kinnisvarafond II AS. In October, the fund is expected to receive income and equity distributions from its investments in EfTEN Real Estate Fund 5, EfTEN Special Opportunities Fund and EfTEN Residential Fund. The fund will then announce the amount and date of this year’s second distribution.
