Message
Swedbank avaldas esmakordselt analüüsi Nasdaq Tallinna Väärtpaberibörsil noteeritud EfTEN Kinnisvarafond AS aktsia kohta. Pank seadis EfTEN Real Estate Fund AS aktsia hinnasihiks 22,2 eurot, mis on 13,6% kõrgem võrreldes aktsia viimase sulgemishinnaga Tallinna börsil ning analüüs annab aktsiale ostusoovituse.
Swedbank toob oma analüüsis EfTEN Real Estate Fund AS kohta välja järgmised aspektid: (i) lähiaastate 6-7% suurune oodatav dividenditootlus muudab aktsia atraktiivseks stabiilset rahavoogu hindavale investorile; (ii) madal finantsvõimenduse tase võimaldab fondil paremini juhtida intressitõusuga kaasnevaid võimalikke riske; (iii) fond on olnud edukas kinnisvaraportfelli ümber profileerimisel vastavalt muutustele kinnisvaraturul.

Swedbank initiated analysis coverage of the EfTEN Real Estate Fund AS share
Message
Swedbank published for the first time an analysis on the EfTEN Real Estate Fund AS share, listed on the Nasdaq Tallinn Stock Exchange. The bank set a target price of 22.2 euros for the EfTEN Real Estate Fund AS share, which is 13.6% higher than the share's last closing price on the Tallinn Stock Exchange, and gives the share a “buy” recommendation.
In its analysis, Swedbank highlights the following aspects on EfTEN Real Estate Fund AS: (i) the expected dividend yield of 6-7% in the coming years makes the share attractive to investors who value a stable cash flow; (ii) the low level of financial leverage allows the fund to better manage possible risks associated with rising interest rates; (iii) the fund has been successful in reprofiling its real estate portfolio in line with changes in the real estate market.
